Property help in Seville for expats

Buying or renting property in Seville as a foreign resident involves processes that catch people off guard with costs, contracts, and legal steps that work differently here than you might expect and there aren’t many estate agents and property lawyers in Seville who truly understand what expat buyers and renters need. Every partner on this page has been personally vetted and if you want to skip the searching entirely, describe what you need on the button below and Ross will find the right person for you.

WHAT TO KNOW ABOUT PROPERTY IN SEVILLE

You need a NIE before you can complete a property purchase in Spain. Get this first if you don’t have one.

Budget 10–13% on top of the purchase price for taxes, notary fees, and legal costs. This catches many buyers off guard.

For rentals, landlords typically ask for 1–2 months deposit plus first month’s rent upfront, and often want proof of income.

Property questions answered

The things people ask us most often about buying and renting in Seville as a foreign resident.

Do I need an estate agent to buy property in Seville?

You’re not legally required to use an agent, but as a foreign buyer unfamiliar with the local market, having one is strongly advisable. Crucially, remember that the selling agent legally represents the seller, not you. This is why you should always appoint an independent lawyer separately to act in your interests. Some buyers also use a buyer’s agent specifically to represent them, which is increasingly common among expats making larger purchases.
Budget 10–13% on top of the purchase price. For resale properties this typically includes ITP (transfer tax) at 7%, notary fees, land registry fees, and legal fees. For new builds, VAT (IVA) at 10% applies instead of ITP, plus stamp duty. Legal fees are typically around 1% of the purchase price. These costs catch many foreign buyers off guard so factor them in from the start rather than treating them as an afterthought.
Most landlords ask for your NIE or passport, proof of income (payslips, bank statements, or a client contract if you’re freelance), and references if available. Some landlords also request a guarantor or aval bancario (bank guarantee) from foreign tenants, particularly if you’re self-employed. Having everything prepared before you start viewing makes a real difference. Good flats in popular areas go quickly and landlords favour applicants who can move decisively.
From offer acceptance to completion, expect two to three months as a typical timeframe, though it can be shorter for straightforward purchases or longer if there are title issues or financing involved. The process involves signing a reservation contract and paying a deposit, your lawyer conducting due diligence, arranging a mortgage if needed, and finally signing before a notario. Having your NIE and a Spanish bank account in place before you start viewing will save time.
Yes, a NIE (Número de Identificación de Extranjero) is required to complete a property purchase in Spain. You’ll need it to sign the deed at the notary and for all tax-related transactions. If you’re serious about buying, getting your NIE sorted early makes a significant difference. It can take several weeks to get an appointment at the Oficina de Extranjería in Seville, so don’t leave it until you’ve found a property. Our Visas & Residency category lists specialists who can help with this.
